The Ten Commandments of Mortgage Lending

1. DO NOT MOVE your money around after we have completed your application
2. DO NOT APPLY for credit of any kind until the loan transaction has been completed
3. ALL FUNDS (MONEY) REQUIRED to close your loan must be verified and tracked. Save all documentation from ANY ACTIVITY that will wind up as CASH TO CLOSE this loan.(i.e. selling a car, saving your money while loan is in progress, IRS refund checks, gifts from family members, Bill of Sale from Yard Sales, etc.)
4. DO NOT CHANGE EMPLOYMENT without letting us know BEFORE you turn in your RESIGNATION
5. DO NOT INCUR ANY NEW DEBTS
6. BE UPFRONT about Alimony and Child Support Payments and/or any liens. They are usually caught at the last moment and may cause this transaction to be DECLINED
7. IF YOU HAVE A COMMON NAME, the Escrow/Title Company will send you a STATEMENT OF IDENTITY so they can check Public Records and clear any discrepancies. Please fill this form out completely and return promptly
8. PLEASE BE UPFRONT about any Co-signed Loans, or previous credit problems whether or not "showing up" on your credit report. The sooner we know this information, the faster we can help reach a solution
9. WE DO NOT MONITOR INTEREST RATES FORYOU. It is your responsibility to watch market conditions. Your Loan Officer will explain the Lock Procedure to you, and until the LOAN IS LOCKED, there is no GUARANTY OF A RATE
10. YOU MUST SATISFY YOURSELF as to the condition of the property you wish to purchase. Any questions regarding the property or fixtures included in the Purchase should be directed to your Real Estate Agent. If you are purchasing directly from the Seller without assistance from a Realtor, please direct your concerns to the Seller. We are unable to WARRANT OR GUARANTY THE PROPERTY YOU ARE PURCHASING IN ANY WAY. WE RECOMMEND THAT YOU OBTAIN A HOME INSPECTION.
