Commercial Loans
Commercial Loans are available from $500,000 and up. If you are interested please me your name, phone number including area code, the amount you wish to borrow and for what reason along with the best time to call. Please be prepared to provide a trailing 12 month operating statement. I will then forward your information and you will be contacted. Please serious inquries only. The 1.50 and 1.95 rates do not apply to these types of loans.
The Small Balance Loan Program is:
***Owner occupied income producing commercial real estate with loans from $500,000 to $5,000,000
***Owner occupied industrial, warehouse, medical office and office deals are great.
***Properties that are "stabilized" that is with successful operating histories are preferred.
***Owner operator car washes, owner occupied restaurants, owner managed franchise restaurants, are OK.
***All loans are subject to an application, complete underwriting and issuance of a commitment letter by the lender.
The Large Balance Loan Program is:
***Loans over $5 million are on many different loan programs and will be reviewed on a case by case basis.
***We can finance office buildings, industrial, flag hotels, anchored retail, NNN 1031 exchanges into Eckard Drug etc., large multifamily, mini storage, mobile home parks, capital equipment leasing and land acquisition and development loans (all over $5 million).
***The borrower needs to have 20-40% cash equity depending on the property type.
